Have been saying we need this group to come to market if housing is going to continue to flourish. Article acknowledges the millennials have returned but not the way we expected.  In fact the whole starter home idea is out the door.  Some millennials are by-passing the fixer-upper all together and buying turnkey investment properties. Interestingly enough they have invested in multiple markets that rent and cash flow from the start.

Sounds really good, but I’m skeptical?  You have to be pretty savvy to be an out-of-state investor.  Generally the people I have seen do it well have been involved in real estate for some time and what they bring to the table is experience.

Roll up your sleeves folks.  Moving forward, the best equity is sweat equity!

Walkable Urban Places are the Future of Real Estate Development

My Friend Jill from Great American Title sent this over.  Last week Realtors from across the country gathered in DC to learn about the economic benefits/impact of walkable urban communities.  Here is an excerpt from the article

“Creating walkability with restaurants and stores can help transition an edgy part of town into one that is hip and hopping with pedestrians,” said National Association of Realtors® Chief Economist Lawrence Yun. “This type of real estate development transforms the community for the better.”

Not sure about the “hip and hopping” part, but the message is very clear: along with the pure convenience of urban living there is also a considerable economic impact on the community when residents are spending their money where they live.

My friend Pat in the 032 sent this article over.  Seems there are many people excited about the potential for urban renewal in North Phoenix.

What’s the biggest obstacle keeping this from happening? There is the issue of funding and tax dollars for the project. But really that will all be worked out when the Millennial group starts buying houses.  And not new builds in Mesa or Chandler, but good ol’fixer uppers that require a little sweat equity to get started.  Just like most of our parents first starter homes.  And the 032 is full of them with nice size lots that are located close to everything!

Will say this, there will never be interest rates as low as they are right now again in our lifetime (I’m 41).  And there is a program right now that if you live in Maricopa County for which people might be able to qualify.  The Home in 5 Plan essentially provides you with a grant for your down payment.

My friend Sarah sent this article over, it was in the AZ Republic this weekend.  Brenna Goth writes about the changes coming to the 032.  I’m paraphrasing here; but the ultimate vision for this corridor in N. Phx is to have it be more pedestrian friendly, via bike lanes with various spots for displays of local public art up and down 32nd st.   The thought being this would cater to people looking to hike at Lookout Mountain and spend the day leisurely trolling restaurants and shops in the 032.

Think the question becomes chicken or egg?  Do we need the infrastructure to make it more pedestrian friendly for the restaurants and shop to flourish?  Or are we seeing a demand for infrastructure because the businesses are already popping up and the experience would be enhanced because there would be fewer vehicles and more bikes?

Casey Jones

Met up with my friend Josh last evening at Casey Jones on Bell and 28th st on the north side of the 032.  Casey Jones is the quintessential neighborhood bar.  And being that it’s a Packer bar, you can bet there is no pre-tense or any reason to dress up.  It’s just good ol’fashion greasy food, beer and good times.  But for those who have evolved past Budweiser and wings, they do have craft beers on tap and a selection of healthy food options.  In fact I had to hide my face last night when my friend Josh ordered the humus plate as an appetizer. LOL

Chili’s

Was hanging at Chili’s with my friend Josh in the 032 this afternoon.  He informed me of an interview he did with public radio a short time back. The discussion revolves around the future of 32nd st. as a pedestrian corridor.

The interesting part to me is how 32nd is starting to find a new life after being much of a commuter district prior to the 51 coming in.  Down from 40,ooo cars/day prior to freeway to 15,000-18,000 now.  Could this be a good thing?  It’s better for the neighborhoods and might lead to bicycle lanes.  Take a read.  What do you think?

Shogun Sushi

My friend Josh and I happened upon Shogun Sushi by PV mall last Monday.  Was trying to order my usual Budweiser bottle, when I heard the waiter say something about “25 cent drafts.”  I said, “sorry, I only drink Bud bottles. Then I looked at him again and confirmed, “did you say 25 cent drafts?”   He smiled at me and said, “yes, I did.” And the sushi was good too. Think Shogun is just another example of the great dining choices in 032.
